Here’s another quick bit of info on how to choose a home buying company to work with.

Choosing a company that buys houses fast in Kansas City can be an intimidating process. There are a ton of companies out there saying, “We’re A Cash Home Buyer In Kansas City, or, “Sell Your House To Us As Is”.  But how do you know if the “We Buy Houses” people are a rip off, or if they’re honest and will treat you with integrity and do what they say they’ll do? If you’re like me, you’re constantly bombarded with scammers when you go to the mailbox, on your phone, through your email, Craigslist, everywhere you go — we’re all tired of getting scammed and so we’re really hesitant to deal with people we don’t know.

And so, unfortunately it’s understandable when people are skeptical about companies that say, “we buy houses fast for cash”, or “we buy houses as is.” So one of the best ways to avoid being ripped off by a we buy houses company is to check out the house buying company’s reviews by people who’ve actually worked with them. We post actual video reviews on our website from real sellers we’ve purchased homes from. So if somebody wants to research to see if they are a legitimate homeowner or are they just a fake review somebody put up there, they can do so at their leisure.

Look For Professional Licenses or Designations

Here’s another tip. In choosing a company to buy your home, look for any professional licenses or designations. Now investors are not required to be licensed, so you really just have to hope the person you select to work with has a good heart and knows what he or she is doing. I currently hold a Missouri real estate license and I’m required to adhere to a higher level of ethics in how I treat you. So, even if I don’t represent you as an agent in selling your home, if I’m just buying it from you as an individual or as an investor, you can be assured that I’m going to take extra care and treat you right so my license is not jeopardized.

Now, that’s not the only reason. That’s not the best reason to treat you right. It’s just the right thing to do. But if you deal with somebody that is licensed, that is an extra level of accountability that they have.

There are good, honest investors that I’ve worked with here in the Kansas City area that are not licensed agents. And working with an investor who has a real estate license does not guarantee that they’re going to treat you right. But again, it’s one additional step you might want to take to protect yourself.

Call The Title Company

And one final tip for you is ask the investor which title company, or attorney, they use to close their transactions And don’t stop there. Call that attorney or call that title company and verify that the investor has actually closed transactions with them. And maybe just ask how easy is the investor to work with? How do they like working with them? Just an easy, simple question like that can sometimes give you a truck load of information that you didn’t anticipate about that person, good or bad. You might get some eye-opening information that makes your decision a no brainer –“Yes, let’s go with this guy,” or, “No, let’s check with somebody else. Let’s find another buyer for our house.”

And it might not hurt also to ask how many transactions they have closed with the title company, just so you can see how experienced the investor is. If they’ve close quite a few transactions with the company, that’s a pretty good indicator that they’ve been around a while. They know what they’re doing. If they’re just starting out and they haven’t closed too many transactions, that doesn’t mean necessarily they’re a bad company to work with. You just might need to pay a little closer attention as the process moves along, just to make sure the transaction makes it all the way to the finish line without any unexpected surprises.

Well, there you go, just three items to make sure you don’t get scammed while selling your house.

  • Verify with the title company that they are a legit company.
